About this tool

This loan calculator uses the standard amortization formula — the same math banks and lenders use — to work out a fixed monthly payment from a loan amount, annual interest rate and term in years. It also totals up everything you would pay over the life of the loan, and how much of that is interest on top of the principal.

Figures update as you type, entirely in your browser — nothing is sent anywhere. Treat the result as an estimate: real-world loans can add origination fees, taxes, insurance or variable rates, and actual terms always vary by lender, so use this for planning rather than as a binding quote.

Frequently asked questions

Does this include property tax, insurance, or fees?

No — this calculates only principal and interest (P&I) using the standard amortization formula. Real monthly housing costs often also include property tax, homeowners insurance, and sometimes mortgage insurance or HOA fees, which vary by location and lender and aren't included here.
